Spike as property investors look to the heart of Perth

Proximity to the Peth’s central city hub and more affordable housing options have generated a boost to the West’s property market, the state’s Real Estate Institute reports.

Perth: Home prices are attractive right in the heart of the city.

PERTH’S property market saw significant growth again in 2025, with median sale prices for houses ($840,000) and units ($590,000) at record highs by the end of the year. 

Units outpaced houses for growth, their median sale price up 18% and houses up 12%.

“As houses have become less affordable, more people have looked to the unit market,” said Real Estate Institute WA President Suzanne Brown.

“These are generally more affordable options, particularly for first home buyers and people wanting to live close to the city and popular lifestyle areas.”

The riverside suburb of Viveash recorded the highest growth for houses, up 35 per cent cent to $810,000.

Jolimont was the top performer for units, with its median sale price rising 51.6 per cent to $940,000.

Demand across the city remained high.  Stratton was the fastest-selling suburb for houses, with properties selling in a median of six days.

The fastest selling suburb for units was Yokine, where properties also sold in a median of six days.

While rents are at record highs, the rate of growth continued to slow in 2025.

“For example, the median house rent reached a record $700 in August,” Ms Brown said.

“It dropped slightly in September before returning to $700 for the remainder of the year.

“It ended 4.5% higher over the year, compared to the 8.1% growth recorded in 2024.”

Despite the strong growth in property prices and rent price growth slowing, the REIWA says Perth still provides good returns for investors.

The top 10 suburbs for houses all recorded yields over 5%, while the top 10 for units all achieved yields over 6.5%.

Properties rented quickly, with the median time to lease around two weeks for both houses and units.
