Now, there is plenty of appeal for SA property investors

In terms of the property market, things are on the way up, down in the south of the country. Adelaide is the star of the show, new data has revealed.

NEW data has revealed Adelaide to be the standout performer as Australia’s real estate market continues to ease.

The South Australian capital has six of the nation’s 10 hottest LGAs, according to Hotspotting’s latest Price Predictor Index (PPI).

The leader is Onkaparinga in the city’s south, followed by Mitcham, Marion, Tea Tree Gully, Campbelltown and Port Adelaide Enfield.

“Some markets are cooling rapidly,” said Hotspotting MD Tim Graham, “while others are still running incredibly hot with our new Thermometer methodology making those differences visible in real time.”

The Hotspotting Thermometer is a live‑market score that rates every LGA and suburb out of 100 based on inventory levels, days on market, sold‑above‑asking activity, vacancy rates and short‑term price momentum.

Unlike median prices, which records what has already happened, it aims to show market conditions right now and where they are headed next.

Apart from Adelaide, the data shows Palmerston, NT to be another hotspot, along with Bayswater WA and Glenorchy and Kingborough in Tasmania.

Hotspotting Founder Terry Ryder said Greater Adelaide’s dominance reflects the tightest supply conditions of any capital city market.

“When stock clears quickly, the live-market pressure becomes extreme. Inventory

thins, days on market collapse, properties sell above asking, and vacancy

disappears,” Mr Ryder said.

Mr Graham said Palmerston’s position in the national top 10 highlights one of the most

important insights.

“Sales volume is the single best forward indicator of price change, but it has blind

spots at both ends of the cycle,” he said.

“Palmerston looks subdued on volume, but our research shows demand is outpacing

genuinely scarce stock.”

Other greater capital city Thermometer scores included Hobart at 67/100, Perth 63/100, Brisbane 60/100, Sydney and ACT 52/100, and Melbourne 50/100.
