WA leads the way in rise of dwelling value

Increases in residential property prices continuing to drive growth in dwelling values across the nation.

Perth is leading the way in the rise of dwelling values.

THE country’s less populous states have led a significant rise in the value of residential dwellings nationally.

Figures released by the Australian Bureau of Statistics saw residential dwellings rose $315.9 billion, or 2.5 per cent, to $12.8 trillion in the March quarter 2026. 

Dr Mish Tan, ABS head of finance statistics, said: “Growth in dwelling values moderated this quarter, following a strong rise in late 2025.”

“Despite this, the value of Australia’s dwelling stock is 11.9 per cent higher than a year ago, with increases in residential property prices continuing to drive growth,” she said.

Victoria was the only state or territory to see a fall in the mean price of residential dwellings this quarter (-0.3 per cent or -$2400).

Western Australia (7.2 per cent or $73,700) and Queensland (4.6 per cent or $49,800) recorded the strongest rises. 

“Price growth has been strongest in Western Australia, the Northern Territory and Queensland over the past year,” Tan said.

“Annual growth for these states is well above NSW and Victoria, where increases have been comparatively modest.”
