Focus on seeing ‘more people living in the city’

New build-to-rent homes to offer affordable living options next to transport and infrastructure in Perth's centre.

THE Western Australian Government has approved two new developments to help boost the supply of affordable, social and student accommodation in Perth.

It continues the government’s push to ensure every Western Australian has a home..

DevelopmentWA is delivering a 174-dwelling build-to-rent project on Roe Street, including 139 affordable rentals and 35 social homes.

The 30-storey development is being built by Icon Construction and was designed by MJA to meet silver-level accessibility standards and an average 7‑Star Nationwide House Energy Rating Scheme rating.

Construction is anticipated to start in the second half of 2026 and is expected to take two-and-a-half years.

Roe Street forms part of the 14 build-to-rent apartment developments that DevelopmentWA is leading on behalf of the state government to bring more affordable and social rentals to market.

These developments will receive funding through the Housing Australia Future Fund for operation and maintenance by an appointed Community Housing Provider.

Sirona Capital has also been given approval to proceed with a 33-storey student accommodation development on Telethon Avenue with shops, cafes and restaurants on the ground floor.

The project is set to deliver 854 student beds and is within walking distance of the new Edith Cowan University (ECU) city campus.

Construction is expected to commence in the second half of 2026 with an opening planned in 2029.

Perth City Link is a transformative urban redevelopment project, reconnecting the CBD with Northbridge for the first time in over a century.

Previously divided by the railway, this 13.5-hectare precinct has been reshaped into a vibrant mixed-used destination featuring modern residential and commercial spaces, shops, restaurants and entertainment, Yagan Square and seamless public transport connections.

“The Cook Government has committed $10.8 billion to housing measures since 2021, including a focus on delivering more homes close to public transport and educational opportunities,” planning and lands minister John Carey said.

“The Roe Street development will provide more affordable housing options in the city as part of our investment in an unprecedented number of build-to-rent projects.

“ECU City Campus has spurred on a student accommodation boom and Sirona’s project will help meet this demand.

“We want to see more people living in the heart of our city and both of these developments will make a significant contribution to that.”
